· Prepare, review and sign our listing agreement.
· Compile a comprehensive marketing plan detailing all the efforts I will employ to sell your home, including Internet and local media.
· Place “For Sale” sign on your property with your permission.
· Enter all information on MLS, so other agents know your property is for sale.
· Enter all information into National Listing Service, through my website, to get your property advertised on other agent’s website.
· Design appropriate newspaper and magazine ads.
· Present your property to all internal Long & Foster agents.
· Schedule your property for an office and broker open.
· Mail just listed flyers to any interested parties.
· Enter your property into my personal blog to receive local and national attention.
· Market your property on Craigslist.
· Provide access to staging resources, as needed.
· If desired, schedule a video shoot and prepare script for video tour and final distribution to all leading video websites. (For this type of exposure, there is an extra fee!)
· Arrange showing for other agents and schedule open houses.
· Contact you on a regular basis with a status on the property.
· Notify you of any local or national market changes that could impact your value.
· Make sure potential buyers are pre-qualified.
· Present and discuss all offers with you
· Negotiate each counter offer with other agents.
